How we read a project
A brochure sells the lobby. We look at a Tuesday: the drive to work, the metro, the trees, the dust, the monsoon, the junction, the walk from the main road.
What a mark is, and is not
- These marks are Vitti’s reading of public data, as of 7 Oct 2026. They are not an inspection, a rating of the developer, or advice.
- Most marks describe the neighbourhood around a map point, not the building. Each reading says whether it is about this project, this locality or this zone. 65 of 77 projects use the locality’s point, which can be 1–3 km from the tower.
- Each reading links to its source. If a source is thin, we say so.
- No data means no mark. We don’t guess.
- Rush-hour times are estimates: road distance at Pune’s average rush-hour speed (TomTom Traffic Index 2025), not a live route.
- Metro distance counts only stations that are open today. Line 3 is not counted until it opens; Baner, Balewadi, Wakad and Hinjewadi will change when it does.
- Tree cover comes from 2021 satellite data (ESA WorldCover).
- Flooding, crossings and traffic jams only ever count against an area, because newspaper and police lists are incomplete. Not being on a list does not mean an area is safe.
- RERA numbers come from developer and listing pages. None has been checked on MahaRERA. Check them yourself on maharera.maharashtra.gov.in before you pay anything.
The nine factors
A mark appears only when the evidence scores 4 or 5 on the fixed scale below, the confidence is not low, and the factor can carry a mark at all. Everything else shows as a plain finding. The scale itself is never printed.
| Factor | What the data is | A mark means | Marks |
|---|---|---|---|
| Commute How many of seven main job hubs are within about 45 minutes at rush hour. | Road distance by car (OSRM, OpenStreetMap roads) to seven job hubs, at Pune’s rush-hour average speed of 18.5 km/h (TomTom Traffic Index 2025). 45 minutes is 13.9 km by road. | “Shorter commute”: 4 or more of the 7 hubs within 45 minutes | 30 of 77 read |
| Last mile How far the nearest metro station that runs today is. | Straight-line distance to the nearest metro station that is open today (Purple and Aqua lines). Line 3 is not counted until it opens. | “Metro close by”: 1.5 km or less | 14 of 77 read |
| Shade How much of the land within 500 m is tree cover, from 2021 satellite data. | Share of land within 500 m classed as tree cover in ESA WorldCover 2021 satellite data. | “Tree cover”: 25% or more, and a map point named for the project | 2 of 77 read |
| Heat Whether IMD station readings here run cooler or warmer than Shivajinagar. | IMD weather-station readings published in the press, against IMD Shivajinagar; needs two paired readings. Only three localities have them. | Never today: every reading is thin evidence | 0 of 9 read |
| Dust Annual PM10 at the nearest government monitor, against the national limit of 60. | Annual mean PM10 at the nearest government monitor within 7 km (MPCB annual reports; our own 12-month mean from CPCB data where no official figure exists). | Never: every Pune monitor with a value is above the national limit of 60 µg/m³ | 0 of 73 read |
| Monsoon Years since 2019 with reported flooding or waterlogging, and official waterlogging lists. | Years since 2019 in which Times of India reported flooding or waterlogging in the locality, and official waterlogging lists as reported. | Never: this factor only warns | 0 of 73 read |
| Junctions Named chokepoints that recur in traffic reporting. | Named chowks that appear in at least two separate 2023–2026 congestion stories about the locality. | Never: this factor only warns | 0 of 22 read |
| Walk home Accident black spots and pedestrian-death corridors named by police or PMC. | Accident black spots named by PMC and Pune traffic police, and corridors named for pedestrian deaths, within 1 km. | Never: this factor only warns | 0 of 37 read |
| Parking Allotted parking per home, from MahaRERA or the developer. | Allotted parking per home, from MahaRERA project pages or the developer’s documents. | No data yet: MahaRERA pages could not be read | 0 of 0 read |
Of 80 projects, 35 carry at least one mark. Cards show at most three. Monsoon, Junctions, Walk home and dust never do, by design.
Where the numbers come from
- Map points. OpenStreetMap, through Nominatim: a feature named for the project where one exists (12 projects), otherwise the locality’s point (65).
- Roads and metro. OSRM on OpenStreetMap roads; station lists and opening dates from Wikipedia; station coordinates from OpenStreetMap.
- Trees. ESA WorldCover 10 m, 2021 (CC BY 4.0).
- Air. MPCB Annual Reports 2022-23 and 2023-24; CPCB station data via the OpenAQ archive, with our own 12-month means marked as such.
- Heat, floods, black spots, junctions. Times of India reports of IMD, PMC and traffic-police figures and lists, read sentence by sentence and checked by hand. One outlet only, so these are under-counted.
Every input is archived and re-computable. Readings are dated 7 Oct 2026; roads change, so everything carries its date.
What we have not read
Parking (MahaRERA pages could not be read), heat outside Koregaon Park, Hadapsar and Pashan, dust in Hadapsar (no monitor within 7 km), and anything a second news outlet would have added. Noise, road surface, garbage and power cuts are not scored at all yet. A project page says “No data yet” wherever this applies.

How the feed is ordered
First the top 50 across Pune, then the rest of the top 20 in each zone (West, East, PCMC, South, Central), then anything else coming up. Not a paid list.
“Ranked by a transparent mix of (1) current buyer interest / portal listing volume as seen on 99acres featured new-projects and Magicbricks project pages in Aug 2026, (2) national or strong local brand reputation, (3) land/unit scale, and (4) 2025-2026 launch or delivery activity. Under-construction and new-launch preferred; a few iconic ready projects (24K Stargaze, Trump Towers, Sobha Garnet, Amanora Gateway) are included because they still attract search. No invented names.”
Ranking notes from Vitti ranking: listing activity, brand, scale and 2025–26 launches, as of 26 Aug 2026.
Facts, photos and maps
- Prices, possession, homes. As the developer or a public listing published them, with the exact words, source and date beside each one. Carpet areas, amenities and builder history come only from developer pages.
- RERA. Registration numbers as listed by developer or portal pages, each with a link to MahaRERA’s own search. We show no project record link until a person has checked it.
- Photos. Only images from the developer’s own pages. Pictures from property portals and brokers are not used. A project without them gets a card built from its facts.
- Map. Pins mark the centre of a locality, not a building. Distances are straight lines from that pin to places on OpenStreetMap, not drive times.
